Huntsville Real Estate Prices Climb

Housing prices are expected to continue to have a limited fall throughout 2006, according to testimony submitted by the National Association of Realtors® at last week’s Senate Banking Committee hearing on the economy. Huntsville housing prices, however, continued to climb despite the National Association of Realtors forecast.

The average sales price increased in August 2006 by approximately $6,487 or 4 percent from August 2005. The number of homes on the market increased by 26 percent or 1,058.  Sold listings also increased by 15 percent or 156. homes Market times have decreased by 9 days or 9 percent.

 

Increased inventory usually means longer market times, but that is not happening in our current market. Increased inventory, also, means more homes for buyers to choose from, making competition among sellers tighter than we have seen in recent months.

Internet Doesn’t Replace Good Service

The Internet’s role in Huntsville real estate is much more like health information Web site WebMD than Amazon or eBay, NAR President Thomas M. Stevens says in a letter to the editor published Sunday in The New York Times.

The Internet “empowers and informs the consumer — which is good for everyone — but it doesn’t replace the need for a doctor’s professional services,” Stevens writes.

The letter comes in response to the Sept. 3 article, “The Last Stand of the 6-Percenters?” by Damon Darlin of The New York Times. The article depicts the real estate industry as resistant to online innovation and to companies such as Seattle-based Redfin, a Web-based real estate brokerage.

“About three out of four buyers today use the Internet to begin their search for homes, and those using the Internet are more likely to work with a professional than those who do not,” Stevens points out in his letter.

The New York Times article also takes issue with real estate commissions, citing an economics professor who says traditional practitioners spend “very little time” brokering each deal and “most of their time” looking for new clients, which doesn’t benefit consumers.

“Most real estate agents do good work and earn their clients’ loyalty,” Stevens writes. “Some 85 percent of home buyers surveyed said they would use a real estate agent again or recommend their agent to another.”

Verizon Brings 1,300 Jobs To Huntsville

1,300 new jobs will be created when Verizon Wireless complete it’s new 152,000 square foot Alabama headquarters and customer service center. The $44 million project is to be built ain Thornton Research Park and is scheduled for completion in late 2007.

“This is a huge investment that’s going to make a difference,” said Gov. Bob Riley, who made the announcement Thursday at the Von Braun Center, standing in front of a blue and white sign with “1,300 New Jobs” stamped across it. “It’s going to improve on (the community’s) quality of life.”

Identity theft is a serious crime impacting more than 10 million victims each year. Often, consumers first learn they are identity theft victims when they are in the process of buying or renting a home. The National Association of Realtors is working with the Federal Trade Commission to educate comsumers to minimize the risk of identity theft. This new initiative, Deter-Detect-Defend is focused on empowering consumers to protect themselves against identity and to minimize its impact.

‘Deter’ Tips to Share with Consumers

1. Shred financial documents and paperwork with personal information before you discard them.

2. Protect your Social Security number. Your Social Security number is the key to your identity and must be closely protected. Don’t carry your Social Security card in your wallet or write your Social Security number on a check. Give it out only if absolutely necessary or ask to use another identifier.

3. Don’t give out personal information on the phone, through the mail, or over the Internet unless you know who you are dealing with.

4. Never click on links sent in unsolicited emails; instead, type in a Web address you know. Use firewalls, anti-spyware, and anti-virus software to protect your home computer; keep them up-to-date. Visit OnGuardOnline.gov for more information.

5. Don’t use an obvious password like your birth date, your mother’s maiden name, or the last four digits of your Social Security number.

6. Keep your personal information in a secure place at home, especially if you have roommates, employ outside help, or are having work done in your house.

‘Detect’ tips to share with consumersBe alert to signs that require immediate attention:

 

1. Mail or bills that do not arrive as expected

2. Unexpected credit cards or account statements

3. Denials of credit for no apparent reason

4. Calls or letters about purchases that were not made

Inspect:

1. Your credit report. This contains information about you, including what accounts you have and your bill paying history.

** The law requires the major nationwide consumer reporting companies—Equifax, Experian, and TransUnion—to give you a free copy of your credit report each year if you ask for it.

** Visit http://www.annualcreditreport.com/ or call 1-877-322-8228, a service created by these three companies, to order your free credit reports each year. You also can write: Annual Credit Report Request Service, P.O. Box 105281, Atlanta, GA 30348-5281.

2. Your financial statements. Review financial accounts and billing statements regularly, looking for charges you did not make.

‘Defend’ tips to share with consumers

1. Place a “Fraud Alert” on your credit reports. A fraud alert on your credit report tells creditors to follow certain procedures before they open any new accounts in your name or make changes to your existing accounts. Each of the three nationwide consumer reporting companies has a toll‑free number you can use to place an initial fraud alert. Only one call is necessary; the company you call will notify the other two. An initial fraud alert is active for 90 days. If you want to place an extended (seven-year) fraud alert, you must follow additional procedures.

** TransUnion: 1-800-680-7289

Placing a fraud alert entitles you to free copies of your credit reports. Look for inquiries from companies you haven’t contacted, accounts you didn’t open, and debts on your accounts that you can’t explain.

2. Close accounts. Close any accounts that have been tampered with or established fraudulently.

* Start by calling the security or fraud departments of each company where an account was opened or changed without your authorization. Follow up in writing and include copies of supporting documents.

* Use the “ID Theft Affidavit,” available at ftc.gov/idtheft, to support your written statement.
Get written verification that the disputed account has been closed and the fraudulent debts have been discharged.

* Keep copies of documents and records of your conversations about the theft.

3. File a police report. File a report with law enforcement officials – for example, state or local police. It will help you work with creditors who may request documentation that a crime has occurred.

4. Report the theft to the Federal Trade Commission. Your information helps law enforcement officials across the country with their investigations.

Mortgage Rates Drop

Huntsville real estate mortgage rates continued to drop this week according to Freddi Mac’s weekly Primary Mortgqage Market survey. The 30-year fixed-rate mortgage (FRM) averaged 6.44 percent with an average 0.4 point for the week ending August 31, 2006, down from last week’s average of 6.48 percent. Last year at this time, the 30-year FRM averaged 5.71 percent.

“Mortgage rates continued to drift lower this week in large part because of the cooling in the housing market and in consumer confidence, thus giving financial markets reason to believe that economic growth will moderate and inflation will remain in check,” said Frank Nothaft, Freddie Mac vice president and chief economist.

Aftermath: Images of Ground Zero

In observance of the 5th anniversary of 9/11, the Huntsville Museum of Art is showing a riveting display of approximately 30 large-scale color photographs documenting the site that came to be known as Ground Zero.

Meyerowitz, a leading American photographer, spent nine months after September 11, 2001 taking over 8,500 photographs of the site, many with a large format view camera.

The exhibition chronicles both the destruction and slow recovery from this recent American tragedy. Organized and circulated by Joel Meyerowitz Studio, New York, NY.

US Air Slashes Rates In Huntsville

Huntsville is one of 10 markets that will see a reduction in rates charged by US Airlines. This is great news for all of us living in Huntsville who would drive to Birmongham or Nashville for get cheaper fares.
