Huntsville Market Shows Growth

Recent announcements from the Fed regarding a stall on short-term interest rates came as no surprise to most. Five and one quarter percent is where the interest rate has remained since last June. With an eye toward inflation, Fed Chairman Ben Bernanke recites a familiar statement blaming slowed growth partially on the “substantial cooling of the housing market.”
 
While housing may be cool in other areas, nothing could be farther from the truth in the Huntsville, Alabama real estate market. In fact, as the rest of the country has suffered a decline of 19% in housing starts, Huntsville’s real estate sales have remained stable.
 
“The number of properties sold in November 2006 was down by only 54 homes compared to November 2005. The market remains strong and year-end figures should be excellent,” according to real estate sales professional, Mike Manosky of ReMax Huntsville (online at http://www.MoveToHuntsville.com). 
 
Growth In Many Areas
 
One reason for the growth in Huntsville’s real estate market is the tremendous growth this city has experienced in other areas over the last 10 years. BizJournals.com recently echoed what had been stated repeatedly by others when it named Huntsville, Alabama as Number One on its Top 10 Hotspots list. The award was based on Huntsville’s blend of comfortable lifestyle, warm weather, population and other factors.
 
Expansion in the area’s high-tech business base continues, which contributes to stronger economic growth in both the business and private sectors. This accounts, in part, for stability and increased development in the Huntsville real estate market as well. Other factors that drive growth include:

Huntsville Real Estate Market Report - December 2006

David Lereah, National Association of Realtors chief economist, said a fairly steady pace of home sales can be expected for the next two months. “It’s important to focus on where the housing market is now - it appears to be stabilizing, and comparisons with an unsustainable boom mask the fact that home sales remain historically high - they’ll stay that way through 2007.” he said. “In addition, a temporary correction in prices distracts from the fact that it is primarily the number of homes sales that affects the economy, and the number for this year will be the third highest on record.” How do local home sales stack up to this prediction?

The average sales price of Huntsville homes increased in November 2006 by approximately $7,084 or 4 percent from November 2005. The number of homes sold decreased during this time period by 11 percent or 54 homes. Market times remained relatively unchanged with only a one day increase. In 2005, homes sold for 98.43 percent of the list price, while this year homes sold for 98.91 percent of the list price.

Although sales dropped in November compared to November 2005, the market remains strong and year end figures should be excellent. It is definitely a good time to be buying or selling a home in Huntsville and Madison County.

McMullen Cove Becomes Private Neighborhood

Huntsville City Council has approved the building of McMullen Cove as a private neighborhood. When a neighborhood is private, developers of private subdivisions are responsible for building and maintaining the streets and drainage systems, installing street lights, picking up garbage and providing other services normally provided by the city. It also means the community could be gated and accessible only to residents. Full story…

New Tax Deduction For Mortgage Insurance

Mortgage insurance is a premium charged to borrowers of private and government loans when their down payment is less than 20 percent. Up until now, there was no benefit to the borrower. Late passing legislation by the 109th Congress has made mortgage insurance premiums trax deductible starting in 2007. This means the premiums can be treated like the mortgage interest deduction on annual tax returns. Full story…
