The Huntsville and Madison County markets experienced a considerable slowdown in activity this January, when compared with January 2007. Sales were down when compared with 2007, but by 26%. Average sale prices, however, increased by 9% with the average home selling for $193,104.
Average market times increased, with the average home on the market for 111 days vs 84 days in January 2007. The average price per square foot of home went up 6% to $90.

By the time the relocations set forth during the Base Realignment and Closures (BRAC) of 2005 are complete in the year 2011, approximately 4,700 new people will have moved to Huntsville, Alabama due to job transfers. Many of these people and positions will come from the northern Virginia area. Some of them will come from Georgia.
Alabama will also see its first four-star command thanks to BRAC. As for 2008, the Tennessee Valley BRAC Commission states that the 2nd Recruiting Brigade facility should be completed in time to house the 2nd Recruiting Brigade that will relocate this year. That will put roughly 700 transfers at the U. S. Army Redstone Arsenal in Huntsville, Alabama this year.

Now that we are a month into the new year, experts have begun to speculate on how the real estate market will fare in 2008. A continuation of soft market conditions is forecast for existing-home sales in the months ahead, with improvement expected by the second half of this year if loan limits are increased, according to the latest forecast by the National Association of Realtors®.
Lawrence Yun, NAR chief economist, said sales activity is expected to remain soft through the first half of the year despite a generational low in mortgage interest rates. “Existing home sales have moved narrowly since last September, but when the full impact of higher loan limits for conventional mortgages begins to impact the market there is likely to be a notable rise in home sales and prices,” he said.

Considered a major hub for defense and space research, Huntsville has an expected GMP (Gross Metropolitan Product) growth of 15% by 2012.
