Madison, Ala.: Of the roughly 43,000 residents in the friendly, churchgoing town of Madison, Ala., about 12,000 are under 18 years old. And this bedroom community of Huntsville, Ala., offers no shortage of outlets to keep these young folks active. “There is an event almost every weekend—whether it is in Madison, Huntsville, or Madison County—that families can attend,” says Paul Finley, the mayor of Madison. Children can take advantage of the area’s expansive outdoor amenities watching beavers plunge into Bradford Creek or rabbits dart through the 130-acre Rainbow Mountain Trails park. How Do You Price Your Huntsville Home For Sale?

If you’re looking for the right price to list your Huntsville home for sale, you may need to call on a real estate professional.  Pricing your home to sell in this buyer’s market is part research and part experience.

You don’t want to overprice your Huntsville home for sale because you don’t want it to sit on the market week after week.  A home that is priced too high for the area will not attract as many buyers as a more reasonably priced home.  If you price your home below market value, you’re likely to receive several offers that will drive the sale price up, so you don’t have to worry about getting less money for your home than it’s worth.

A good way to get an idea of the current value of your home is to get the sale prices of homes that have recently sold in your area.  Your real estate agent can gather that information for you. Look for homes similar to yours in size, location and condition.

Huntsville Real Estate Sales Statistics – July 2009

Recent announcements from the Fed regarding a stall on short-term interest rates came as no surprise to most. Five and one quarter percent is where the interest rate has remained since last June. With an eye toward inflation, Fed Chairman Ben Bernanke recites a familiar statement blaming slowed growth partially on the “substantial cooling of the housing market.”

While housing may be cool in other areas, nothing could be farther from the truth in the Huntsville, Alabama real estate market. In fact, as the rest of the country has suffered a decline of 19% in housing starts, Huntsville’s real estate sales have remained stable, according to the American Chronicle.

Madison County/Huntsville Real Estate Sales Statistics 

Madison County and Huntsville real estate saw an increase of 7% in sold listings when compared to June 2009.  The average sales price decreased by 5% to $200,618.  The average price per square foot decreased by 1%.  And the average list price decreased by 5%.  While homes were on the market an average of 17 days less than June 2009.

Madison County AL Foreclosure Trends – July 2009

There are 1,325 Madison County AL foreclosure homes for sale with 189 new foreclosures in July 2009. 1 in every 10,932 housing units received a foreclosure filing in July 2009. The average sales price of   a Madison County AL home was $193,910 and the average foreclosure sales price was $169,903, according to RealtyTrac.com.

Madison County AL foreclosure activity is based on the total number of properties that receive foreclosure filings – default notice, foreclosure auction notice or repossession notice – each month.
