Huntsville Real Estate Sales Statistics – December 2010

The 2011 real estate market forecast depends on who you talk to. There are conflicting signs but most experts predict a slow growth in sales nationwide. Real estate guru Barbara Corcoran has this to say about buying a home in 2011:

“Of course people are nervous about buying with so many mixed signals, but my advice would be: Do not wait. If there’s one thing I learned about this real estate is that it’s very slow to unwind and usually takes years to do it. But once it decides to turn around, those prices move up very quickly, and you’ll just be joining every Tom, Dick and Harry bidding on the same house. If you have an inclination to move, you’ll get no better time than now, with cheap money, cheap prices and an embarrassment of riches to choose from. Why wouldn’t you buy now if you were so inclined? The only thing you need is a little courage.”

Madison County/Huntsville Real Estate Sales Statistics

Huntsville and Madison County saw an increase of 13% in sold listings in December when compared to November 2010.  The average sales price increased by 5% to $205,625.  The average price per square foot decreased by 9% in December 2010 when compared to November 2010.  And the average list price increased by 5%, while homes were on the market an average of 11 days more than in November 2010.

Whether you’re a real estate investor wanting to flip several Huntsville homes or a homeowner selling your current home, one of the top ways to increase your home’s value is remodeling the kitchen.  The kitchen is the central meeting place of the American family and people want it to be modern and up to date.

Do a Price Comparison among Huntsville Homes

Your renovation budget is one of the primary concerns to take into account before you begin.  The current value of your home, as compared to other homes in your neighborhood, is one way to determine how much you should spend on your kitchen renovation.

  • Higher Price Range = Lower Budget Needed. Is your home worth about the same or more than most homes in your neighborhood?  This indicates a diminished chance of selling for much more, even after enhancements.  Stick with a moderate budget.  This may seem contrary to instinct but it’s true.

4 Tips to Help Your Kids Adjust to a New Huntsville Home

Are you moving to a new Huntsville home or thinking about it? When you have young children, it can be a dramatic – or even traumatic – event. Here are a few tips to help your children adjust to a new home:

Tip # 1: Share exciting points about your new Huntsville home.

Does the house have a big back yard? Is there a park or bike path close by? Talk about the things you might be able to do together at the new place. Build up excitement, so your kids can’t wait to see where they’re going to live.

3495196_blogTip #2: Let your kids be part of the packing process, if they’re old enough.

Children like to help when there’s a lot of hustle and bustle going on. You’ve probably noticed this yourself; every time you’re busy, they become your shadow. One way to let them help is to give them a moving box to fill up. Depending on their age, you’ll probably want them in the same room as you, but a little supervised packing can keep them out from underfoot and happy.

Tip #3: Let them chose the packing labels for each room.

Online or at most local office supply stores, you can find several types of packing labels. If you choose different colored packing labels, you can let your child decide which label color or type should be used for each room. While moving in, you can even supervise a “treasure hunt” for each room’s labeled boxes.

Tip #4: Involve them in unpacking their rooms or family areas.

Huntsville Real Estate Sales Statistics – November 2010

Once again the mortgage interest deduction (MID) is under attack as the Deficit Reduction Commission has recommended modification of this deduction. The tax deductibility of interest paid on mortgages is a powerful incentive for home ownership and has been one of the simplest provisions in the federal tax code for more than 80 years. In a new survey commissioned by NAR and conducted online in October 2010 by Harris Interactive of nearly 3,000 homeowners and renters, nearly three-fourths of homeowners and two-thirds of renters said the mortgage interest deduction was extremely or very important to them.

Recent progress has been made in bringing stability to the housing market and any changes to the MID now or in the future could critically erode home prices and the value of homes by as much as 15 percent. This would negatively impact home ownership for millions of Americans, including those who own their homes outright and have no mortgage. Any further downward pressure on home prices will hamper the economic recovery, raise foreclosures and hurt banks’ abilities to lend and likely tip the economy into another recession resulting in further job losses for the country. It will effectively close the door on the American dream.

The National Association of Realtors urges you to please make a quick call to your senator’s office today to ask him or her to defend the MID from any cuts or reduction as outlined in the Deficit Commission Report released last week.

Now, let’s take a look at November home sales in our local area.

Madison County/Huntsville Real Estate Sales Statistics

Huntsville and Madison County saw a decrease of 11% in sold listings in November when compared to October 2010.  The average sales price increased by .3% to $194,156.  The average price per square foot decreased by 1% in November 2010 when compared to October 2010.  And the average list price increased by .5%, while homes were on the market an average of 9 days more than in October 2010.

On first thought, selling your home by yourself seems to make perfect sense. It doesn’t look all that hard, right? So you decide to sell your home the FSBO way (For Sale By Owner). You figure that you can put up a sign. Let people come to look at your house. Review all the offers you are sure to get and pick the best one and you’re done. That’s all there is to understanding the Huntsville real estate market—right?

One of the most difficult things for a person trying to sell their own home to do is understand the Huntsville real estate market in order to price their home correctly. All of the above steps will stall without setting a price that will make you happy and get a buyer to sign on the dotted line.

The Price is Right

In some ways selling your home as a FSBO will seem a little like the television game show “The Price Is Right.” Some buyers will walk around your home and have no idea what local values are, but they will still do their best to talk down your price.

Others that come to view your FSBO will have a very firm grasp on local real estate values and how your home stacks up against the competition.

In either case, you must know what comparable homes in your area are selling for so that you can argue your own case and know when you are being under bid.

Huntsville Foreclosure Trends – November 2010

There were 1,399 Huntsville foreclosure homes for sale with 189 new foreclosures in Nov 2010. One in every 491 housing units received a foreclosure filing in Nov. The average sales price of a Huntsville home was $168,809 and the average foreclosure sales price was $136,297, a $32,512  savings, according to RealtyTrac.com.

Huntsville Foreclosure Activity and30 Year Interest Rate

Huntsville interest rates averaged 4.30% in Nov while the number of foreclosed homes increased from 80 in Oct to 189 in Nov.

Foreclosure activity is based on the total number of properties that receive foreclosure filings – default notice, foreclosure auction notice or bank repossession – each month. Interest rate is based on the average 30-year fixed rate from Freddie Mac Primary Mortgage Market Survey.

Huntsville Foreclosure Geographical Comparison

Huntsville foreclosure activity was the same as national statistics, .07% higher than state figures and 0.04% below Madison County statistics.
