Huntsville AL Foreclosure Trend – April 2011

There were 890 Huntsville AL foreclosure homes for sale with 109 new foreclosures in April 2011. One in every 871 housing units received a foreclosure filing in April. The average sales price of a Huntsville home was $163,001 and the average foreclosure sales price was $136,103, a $26,898  savings, according to RealtyTrac.com.

Huntsville AL Foreclosure Activity and30 Year Interest Rate

Huntsville interest rates averaged 4.84% in April while the number of foreclosed homes decreased from 112 to 109.

Foreclosure activity is based on the total number of properties that receive foreclosure filings – default notice, foreclosure auction notice or bank repossession – each month. Interest rate is based on the average 30-year fixed rate from Freddie Mac Primary Mortgage Market Survey.

Huntsville AL Foreclosure Geographical Comparison

Huntsville AL foreclosure activity in April was 0.06% below national statistics, 0.03% above state figures and 0.02% below Madison County statistics.

Myths About Buying Huntsville Real Estate For Sale by Owner

There are a few misconceptions about buying Huntsville real estate for sale by owner (FSBO). 

Sellers aren’t Serious

Some buyers think that the seller isn’t serious about selling the house, that they’re just testing the market.  While this is true in some cases, most sellers are serious and will accept an offer that is close to the asking price.

There’s Something Wrong with the Home

Sometimes Huntsville real estate for sale by owner sits on the market for a while.  Generally, it isn’t because there’s something terribly wrong with the house. 

It may be because the owner isn’t open to negotiations on the sale price.  More often, it’s because the owner doesn’t have the experience marketing and showing homes to potential buyers that a real estate agent does.  A typical owner isn’t likely to have the time to properly market the house.  If there aren’t enough buyers looking at the house, it’s going to be harder to get a good purchase offer.

Real Estate Agents Can’t Help

Some buyers believe that real estate agents can’t help them negotiate the purchase of a FSBO.  That’s not true.  If you find a FSBO you’re interested in, whether you find it because you drive by it or see it in an advertisement, let your Huntsville real estate agent know.  Real estate agents can represent your best interests when purchasing FSBOs, just like they do when purchasing homes listed with a real estate agency.

Huntsville Real Estate Sales Statistics – April 2011

The storm and tornado event that swept through Alabama occurred on April 27th, The end of the month is typically a heavy closing time for real estate sales in our area. Power was out in our area for at least 5 days following the event. Many of the closings scheduled for April 27 to April 30th did not take place. Most of those closings were all pushed into May. Most lenders required post storm inspections before they would fund the transactions. This caused many of the scheduled April closings to get pushed further into May.

Now take a look at how April’s weather affected the Huntsville market as a whole.

Madison County/Huntsville Real Estate Sales Statistics 

Huntsville and Madison County saw an decrease of 27% in sold listings in April 2011 when compared to March 2011.  The average sales price increased by 4% to $206,649.  The average price per square foot increased by 13% in April 2011 when compared to March 2010.  And the average list price increased by 4%, while homes were on the market an average of 7 days less than in March 2010.

5 Steps to Hiring the Best Contractor for Your Huntsville Real Estate Project

Whether you need a contractor for a minor project like a plumbing problem or a major project like a room addition, it’s important to evaluate potential contractors before hiring them.  Here are 5 steps to finding the best contractor for your Huntsville real estate project:

  1. Get multiple quotes.  Even if your toilet is overflowing onto your living room’s carpet, take the time to get 2 or 3 estimates.  Haste can cost a lot more than replacing the carpet in your Huntsville real estate.
  2. Check references.  Talk with the former clients of the contractor you’re considering hiring.  Find out what it was really like to work with the contractor.  Two of the best questions to ask are:
         a.  What was your favorite thing about the contractor? 
         b. What was your least favorite thing about the contractor?
  3. Call the insurer and licensing board.  Confirm that the contractor you’re thinking about hiring has adequate and current liability coverage and a current license.  Just asking the contractor is not sufficient.
  4. Search for complaints.  Search online on the company name plus the word “complaints.”  It’s often surprising what you’ll find.  Also, check with the Better Business Bureau to see if any complaints have been registered with them.
  5. Negotiate a maximum hourly rate.  If the job goes quickly, you won’t pay what could be a higher estimate. 

I know it’s easier to just hire the first contractor who returns your call.  Don’t do it.  Taking the easy way out can cost you hours, days or weeks of frustration and hundreds of dollars.

Alabama Tornado Relief Benefit May 25

Alabama Shakespeare Festival, in partnership with Red Cross and WSFA-12 News, will present a “pay-what-you-can” performance of its hit comedy “Moonlight & Magnolias” at 7:30 p.m. May 25 in Montgomery. All proceeds will be donated to Red Cross tornado relief efforts in Alabama.

Tickets are on sale. The suggested donation for the special performance of “Moonlight & Magnolias” is $20, but for the first time ASF will conduct a pay-what-you-can opportunity in which any donated amount will be enough to purchase a ticket. The regular ticket costs $38.

“All of us at ASF want to help our fellow Alabamians affected by the horrific storms of April 27,” ASF artistic director Geoffrey Sherman says in a news release.

Twenty-dollar tickets for the May 25 event can be purchased online at www.asf.net.  “Pay-what-you-can” tickets are available by calling toll-free 1-800-841-4273 or by visiting the ASF box office during regular office hours. Tickets also will be available at the box office on the night of the performance.

Are you eligible for a reverse mortgage on your Huntsville AL real estate?

To be eligible for a reverse mortgage, you must:

  • Be at least 62 years old
  • Own your home
  • Live in the home and claim it as your primary residence

When does the reverse mortgage loan become due?

As the homeowner, you do not have to make any monthly payments on your reverse mortgage.  The loan becomes due when you:

  • Permanently move out of your home
  • Sell the home or fail to fulfill other conditions like the continued payment of property taxes, homeowner’s insurance and repair and maintenance.
  • Pass away
