Here five things to ask before hiring a Huntsville AL home inspector:
Are you certified? The oldest and largest organization of home inspectors is the American Society of Home Inspectors. Another noteworthy organization is the National Association of Certified Home Inspectors. Both these groups provide training and certification. If a home inspector is certified by either of these organizations, you know you’re getting a qualified inspector.
May I see a sample report? Ask the inspector to send you a sample inspection report. If you receive a report that is 4 or 5 pages long, keep looking. This is not the inspector for you. A typical inspection report is 20 to 50 pages long and often includes color photos.

What are your re-inspection fees? If the inspection turns up a problem that the seller is willing to fix, ask if there is a fee to re-inspect the Huntsville AL home after the repairs have been finished. Many inspectors will come back to check the repairs without charging you, but ask.

Have you ever heard of the203k rehab loans offered through the Federal Housing Administration (FHA)? If you’re rehabbing Huntsville AL homes, it might be just the loan you need.
What is a 203(k) Loan?
The FHA developed the 203(k) program to help revitalize homes throughout the country. This program provides insured loans that can be used to rehab, rebuild or modernize existing Huntsville AL homes.
What are the Benefits of a 203(k) Loan?
This is a one-stop loan, which means one loan finances both the purchase and rehabilitation of your property.
The mortgage amount is based on the projected value of the property after the work has been completed. The mortgage takes into account the cost of the rehab including labor charges, permits, drawings, etc. The mortgage can’t exceed 110% of the “As Repaired Value.”
FHA approved lenders can offer this program and it can be combined with other approved programs.

The fact is that not all Huntsville AL real estateagents are created equal. There are important differences you need to consider before choosing an agent to help you buy a home
Fiction: Any agent you contact about a property is now your buyer’s agent and is looking out for your best interests. Fact: When you call the agent whose name is on the For Sale sign in the front yard of the home, you’re calling the seller’s agent. That agent is looking out for the home seller’s best interest, not yours. Hire a buyer’s agent and ask him or her to show you homes you’re interested in seeing.
Fiction: When you hire a buyer’s agent, you have to pay their commission. Fact: In most cases, the seller pays the commission for both the seller’s agent and the buyer’s agent. In a typical listing agreement, the seller agrees to pay a set percentage of the sales price and this amount is divided between the two real estate agents involved in the sale.
Fiction: Huntsville AL real estate agents won’t show you a FSBO (for sale by owner). Fact: If you find a FSBO you’d like to see, ask your agent to show it to you. Your agent will contact the property owner and negotiate commission and paperwork, such as “permission to show” or “one-time show” agreements. If the seller is unwilling to pay commission, you may decide you don’t want to see the home, or you can choose to pay the buyer’s agent’s commission.
