Huntsville AL Foreclosure Trends – February 2012

There were 494 Huntsville AL foreclosure homes for sale in February 2012 and one in every 1,372 housing units received a foreclosure filing. The average sales price of a Huntsville home was $137,164 and the average foreclosure sales price was $122,955, a $14,209  savings, according to RealtyTrac.com.

Huntsville AL Foreclosure Activity and 30 Year Interest Rate

Huntsville interest rates averaged 3.89% in February while the number of foreclosed homes remained the same at 64.

Foreclosure activity is based on the total number of properties that receive foreclosure filings – default notice, foreclosure auction notice or bank repossession – each month. Interest rate is based on the average 30-year fixed rate from Freddie Mac Primary Mortgage Market Survey.

Huntsville AL Foreclosure Geographical Comparison

Huntsville AL foreclosure activity in February was 0.09% below national statistics, the same as state figures and 0.01% below Madison County statistics.

Huntsville AL Real Estate Market Trends – February 2012

Housing affordability conditions have reached the highest level since recordkeeping began in 1970, according to the National Association of Realtors®.

NAR’s Housing Affordability Index rose to a record high 206.1 in January, based on the relationship between median home price, median family income and average mortgage interest rate. The higher the index, the greater the household purchasing power. An index of 100 is defined as the point where a median-income household has exactly enough income to qualify for the purchase of a median-priced existing single-family home, assuming a 20 percent down payment and 25 percent of gross income devoted to mortgage principal and interest payments.

NAR projects the affordability index for all of 2012 will be at an annual high, with little movement in mortgage interest rates or home prices during the year.

Madison County/Huntsville AL Real Estate Sales Statistics 

Huntsville AL and Madison County saw an increase of 11% in sold listings in February 2012 when compared to January 2012. The average list price decreased 4% to $182,555 and the average sales price decreased by 5% to $176,532.  The average price per square foot decreased by 4%, while market times increased by 3 days.

Huntsville AL Foreclosure Trends – January 2012

There were 492 Huntsville AL foreclosure homes for sale in January 2012 and one in every 1,372 housing units received a foreclosure filing. The average sales price of a Huntsville home was $133,601 and the average foreclosure sales price was $102,731, a $30,870  savings, according to RealtyTrac.com.

Huntsville AL Foreclosure Activity and 30 Year Interest Rate

Huntsville interest rates averaged 3.92% in January while the number of foreclosed homes decreased from 43 to 64.

Huntsville AL Market Trends – January 2012

2012 is off to an encouraging start. Mortgage rates have remained under 4% for nearly two months. Home sales are strengthening and pending home sales, a measure to gauge future sales, are at their highest levels since March 2010.

Job growth increased during most of 2011, with unemployment dropping to 8.4%. As more people are getting jobs, consumer confidence has also been increasing.  However, underemployment with a rate of 18.1% continues to be a problem for a stronger recovery. There are still a significant number of people working part time, who would like to have full-time work.

Even with substantial national improvements, the recovery is spotty. Payroll jobs were up in 25 states, but down in 24, demonstrating the delicate state of the U.S. economy. Global factors such as the European debt crisis are also complicating a more robust recovery.

Madison County/Huntsville AL Real Estate Sales Statistics 

Huntsville AL and Madison County saw an decrease of 29% in sold listings in January 2012 when compared to December 2011. It is not uncommon to see a drop in January closings due to many buyers taking time to enjoy the holidays instead of house shopping in December. The average list price decreased 2% to $191,199 and the average sales price decreased by 2% to $185,514.  The average price per square foot remained consistent to December 2011, while market times increased by 12 days.

The Circus Is Coming To Huntsville AL!

The Circus Is Coming!

Ringling Bros. and Barnum & Bailey Circus Presents Dragons is coming to the Von Braun Center Arena April 26-29.

Tickets are $11 to $70 for celebrity circus seating and will be on sale at the VBC box office and Ticketmaster locations or ticketmaster.com. For group rates and information, call 256-603-2420. Children ages 2 and up must have a ticket

During the new Dragons show, circus-goers will see Shaolin Kung Fu Warriors, charging Cossack riders, Asian elephants, tigers, the Globe of Steel and continued glimpses of the Dragon. But what will it take to lure a true dragon from its golden lair? You’ll have to come to the show and see.

The circus includes an all-access pre-show an hour before the show to all ticket holders. Families can join pre-show host Andre McClain and participate in interactive experiences such as learning juggling and balancing skills, get performer autographs, see one of the Asian elephants paint a picture and meet the Ringling Bros. clowns.
