Little change is expected in Huntsville AL real estate sales of existing homes over the next few months, before notably improving during the second half of the year, according to the latest forecast by the National Association of Realtors.
Lawrence Yun, NAR Chief Economist, said the market will come into clearer focus this summer. “Existing home sales could start to show a sustained increase within a few months, unless there are some additional economic problems or excessive inflationary pressure,” he said. “The wider access to affordable credit should increase sales activity notably this summer as pent-up demand begins to be met.”

Huntsville/Madison County Market Statistics
Although the Huntsville/Madison County real estate market saw a 25% slowdown in sales in March 2008 when compared with March 2007, price increases continued to defy the national trends. The average list price and average sale price were both up 13% over last year, bringing them to $217,300 and $213,598, respectively. Homes were on the market an average of 10 days longer than in 2007, and the average price per square foot increased by $5 to $91/sf. The ratio of sales price to list price remained about the same from last year.

 Freddie Mac is reporting that the current weak economic reports are continuing to drive mortgage rates downward.
In it’s weekly update, Freddie Mac reports the 30 year fixed-rate mortgage averaged 6.03 % last week – compared with 6.24 % the week before. The rate is also down compared with this time last year, when it averaged 6.14%.
"Weak economic reports that indicated declines in the job market, slowing in manufacturing and low consumer confidence drove bond yields lower this week and mortgage rates followed," said Frank Nothaft, Freddie Mac vice president and chief economist.

By the time the relocations set forth during the Base Realignment and Closures (BRAC) of 2005 are complete in the year 2011, approximately 4,700 new people will have moved to Huntsville, Alabama due to job transfers. Many of these people and positions will come from the northern Virginia area. Some of them will come from Georgia.
Alabama will also see its first four-star command thanks to BRAC. As for 2008, the Tennessee Valley BRAC Commission states that the 2nd Recruiting Brigade facility should be completed in time to house the 2nd Recruiting Brigade that will relocate this year. That will put roughly 700 transfers at the U. S. Army Redstone Arsenal in Huntsville, Alabama this year.

 Forbes Magazine has recently named Alabama – and specifically the Huntsville area – one of America’s fastest growing metro areas.
Considered a major hub for defense and space research, Huntsville has an expected GMP (Gross Metropolitan Product) growth of 15% by 2012. Additionally, Brian Hilson, president & CEO of Huntsville’s Chamber of Commerce, notes “The automotive industry has been Alabama’s real growth industry in the last 15 years.”
