What Buyers Are Looking For In a Home

Recent articles published by RISMedia highlighted surveys of homebuyers done by others concerning the most important features buyers are looking for in a home. Below is a blend of the highlighted surveys by the National Association of Realtors, National Association of Home Builders and Realtor.com.

  • buyers looking forEnergy Efficiency is the top priority for a majority of homebuyers. This includes a range of items including: energy-star rated appliances; energy-star rating for the entire home; energy-rated windows; and ceiling fans.
  • Homes suited for the next 15 years are a higher priority than it used to be. Just 5 years ago, the duration desired was 10 years. This, of course, ties in with energy efficiency. It also ties into…
  • Overall affordability, and ability to obtain a good mortgage loan. Mortgages are not as easy to obtain today. Therefore, a high value compared to cost is very important.
  • Quality of both the neighborhood and the schools is high on the list for homebuyers.
  • Location convenient to work is a high priority.

Other features more particular to the home itself are…

  • Open floor plans conducive to entertaining and create spaces for quality time with family and friends.
  • High ceilings are desirable because of their aesthetic value creating a feeling of grandness. However, just as many homebuyers did not like high ceilings because they are not considered to be energy efficient.
  • Technology has become a very important item. Many homebuyers have become very interested in being able to operate their homes with smart phones.
  • Features that help them keep their homes organized are important to many homebuyers. Having a laundry room where they can keep laundry out of sight in a separate room is important to 93% of those surveyed. An astounding 57% said they would be unlikely to buy a home without it.

Ninety percent of buyers are looking for a linen closet in their bathrooms to help keep towels and toiletries organized. Garage space for storage of bikes, lawn care and sports equipment is high on their wishlist. A walk-in pantry in the kitchen is considered desirable by 85% of respondents.

When buying or selling a home there are many features to consider as being on the tops of the minds of homebuyers.
